Lender questionnaire for Cooper Lane Condominium Community, Inc.

PS Property Management

Who completes it

PS Property Management is the contact of record for Cooper Lane Condominium Community, Inc. in the management certificates recorded under Property Code 82.116 and 209.004, published by the Texas Real Estate Commission and read on August 14, 2026. A lender questionnaire for a unit in this association is addressed to the association through that office.

Where the contact of record is a management company, that office usually completes the form itself. Where it is a law firm, an accountant or a registered agent, the form is normally passed to whoever keeps the association's books. In neither case is it answered by the lender, the buyer or the seller.

Which form the lender sends

There is no mandatory cooperative questionnaire. The lender sends its own form, which is why two lenders can ask a cooperative the same facts on completely different paper. Fannie Mae's Form 1074, Request For Cooperative Project Information, is an optional instrument some lenders accept, and its instructions name the managing agent as a party who completes it.

The Condominium Project Questionnaire Addendum, Fannie Mae Form 1076A and Freddie Mac Form 476A, does apply here despite its name. Its own first line states it covers both condominium and cooperative projects, and it is the one that asks about building safety and deferred maintenance.

The answers that hold a file up are usually the same few: the split between owner occupied and rented units, how much of the budget goes to reserves, whether a single owner holds more than the permitted share of the units, litigation, and any deferred maintenance or special assessment.

What this association charges

Texas requires an association to state its transfer fee schedule on the face of its management certificate, which is a recorded public document. These are the lines recorded for Cooper Lane Condominium Community, Inc.

What Texas sets by statute

A lender questionnaire is not the statutory resale package, and the two are routinely confused. The questionnaire is the lender's own form and is generally neither capped nor timed by statute. The resale package that goes to the buyer is both, and in Texas it runs as follows.

Who prepares it
an association may charge a reasonable and necessary fee, not to exceed $375, to furnish a resale certificate (Tex. Prop. Code § 82.157(f); § 207.003(c))
Current charge
$375 for a condominium, effective September 1, 2025; $375 for a subdivision association
Update or rush
$75 update for a subdivision association; no update fee stated for condominiums
Deadline
10th day for condominiums, 10th business day for subdivision associations; the subdivision remedy is a court order and up to $5,000
Who pays
Not allocated; delivered to the owner or the owner's agent on request
